Sea to Sky real estate trends upward

“A new report outlines broad trends that are driving interest in recreational properties across the country. One reason why the interest in Whistler real estate remained strong throughout the first half of 2017. Sellers continued to enjoy the benefits of a marketplace with limited inventory and strong levels of interest from home buyers and investors.

The RE/MAX recreational property report indicates that properties in recreational meccas — like Whistler and Squamish — are increasing in value.” Get the whole story here.

Whistler’s historically low inventory continues to constrain activity levels below those achieved in the first half of 2016. However sales activity remains consistent over the last 12 months and is pacing to exceed that of previous years once again.

Whistler, driven by low inventory and continued strong buyer interest, the total value of transactions and the average transaction value has increased dramatically over the previous six month period; Total reported transaction value increased by almost 35% as compared to the previous 6 months, this resulted in the average transaction value in Whistler increasing by over 26% to $1,144,309 YTD compared to $904,360 a year ago.

Whistler Chalets: At the end of the first half the average single family home transaction averaged $2,729,000 due largely to an increased focus on higher priced properties during the first half of the year. The luxury market remained active with 13% of all transactions YTD being valued above $2,000,000.

Whistler Condos and Townhomes: Condominiums also saw a sharp rise in average value to $611,081, while townhomes moved up to $1,060,419.

Whistler’s low supply and high demand will continue to be the factors driving market activity for the foreseeable future. General and local economic conditions suggest continued buyer/investor confidence going forward. Expected future changes in interest rates should not negatively impact the Whistler marketplace. It is also unlikely that the new government in Victoria will do anything that would compromise Whistler’s contribution to the tourism brand of BC. Whistler’s natural beauty combined with strong tourism programs and Vail Resorts name recognition will insure continued strong interest in the area going forward.

By the Way: With six-per-cent bump in room nights, winter 2016-17 was Whistler's busiest ever – 

“In what's become something of an annual tradition for a resort growing at a feverish pace, this past season outperformed last year's record-breaking winter with a six-per-cent increase in room nights and an average paid occupancy rate of 72 per cent, a new high.” Get the full story here.

PEMBERTON's June real estate market saw significant increases across the board! With a total of 22 properties sold, the dollar volume almost doubled from May and rings in at $11,709,00 (the highest it has been so far in 2017.) The average sale prices of Chalets and Condos saw a slight decrease from where they were in May, and the average sale price of Townhouses were up.

The number of SQUAMISH property sales done in June might have gone down, but the average sales prices haven’t. There were a total of 60 transactions done in June, which is down from the 88 and 86 count we saw in April and May, respectively. Just under half of June’s transactions were for detached homes. The calculated total dollar volume of those 60 sales was close to $43 Million, down from May’s $58 Million.

Buyer be Aware : Market activity has remained consistent from 2016 Qtr 4 to the first quarter of 2017. However, YOY market activity has slowed significantly due to historically low levels of inventory within Whistler. Ongoing buyer interest has remained high, and combined with limited supply levels the upward pressure on property values continues – YTD the average transaction value has increased by 13% to $1,025,323.

Chalets: Chalets have observed the largest increases in value YTD, with the average transaction costing $2,623,471 – largely driven by an influx of higher end luxury chalet transactions ($2million +) this year, representing 12% of all transactions YTD.

Condominiums and Townhomes: The condo segment remains strong seeing a notable increase in average values to $484, 390 while townhomes also recorded increases in average values to $1,062,000.

Buyer confidence remains strong with continued resort-wide investment, the execution of ongoing strategic initiatives to position the resort as a four-season destination and the notability of Vail Resorts to a previously underutilized East Coast market.

REAL ESTATE UPDATE

The month of May saw an increase of property sales in the Whistler market, with a total of 85 transactions. The dollar volume for Whistler in May is the highest we have seen yet this year, sitting just over $92 Million. Property sales in Pemberton saw a decrease in the number of transactions done in May (10), but the dollar volume for condos and chalets both saw a significant increase. Squamish real estate is still going strong, with the number of transactions steadily rising this year and sitting at 86 for the month of May. The dollar volume for the month was just over $58 Million – only a slight decline from what it was in April, and still significantly higher than the trends of the first quarter. Flurry of activity leads to historic low in Whistler's real-estate inventory 

Last year proved to be a busy one for Whistler's real estate market, leading to a historic low in the number of properties for sale. Buyer interest peaked in the first half of the year due to a favourable exchange rate, low interest rates, a strong regional economy and a record-number of visitors to the resort. With such strong demand combined with Whistler's longstanding development cap, the resort is experiencing a lack of inventory it has never seen that will likely continue to drive up prices before the market eventually levels off.

The month of April, Whistler sales saw just over $83 Million in total dollar volume, the average sale price for properties has increased to $1,205,970 and there were 69 total real estate transactions. There were 21 sales in Pemberton in the month of April, equal to April 2016 sales, and well above March's 9 sales. The Squamish real estate market continues to grow. There were 86 sales in transactions in April. Canada-BC-Whistler: Real Estate increase in dollar volume & US buyers

May is the month when Summer and Winter meet, where sliding on snow, golfing, bike riding and water sports can all be enjoyed on a single day. GO Fest falls on the Victoria Day Long Weekend, with four days of events to welcome warmer months and get everyone out and enjoying Whistler’s great outdoors. We’re celebrating our outdoor lifestyle with a festival that’s packed with activities, clinics and concerts to get you moving and grooving. Where do Whistler buyers come from? For the first quarter of 2017, the majority of our home buyers came from the Lower Mainland/Greater Vancouver area (55%) and Whistler (24%). This is consistent with our past numbers and speaks to a strong regional market. Two percent of our current buyers are from elsewhere in British Columbia. About 9% of our buyers were from the United States, with smaller percentages from the rest of Canada, the UK, Asia, Australia, and New Zealand. SEA TO SKY Real estate Update

There were 91 real estate sales in Whistler for March 2017, amounting to about $91 million in total dollar volume. This is a 2 per cent increase in dollar volume when compared to March 2016 and 12 per cent increase over February 2017. The first quarter numbers for 2017 indicate a continuation of this busy market, with 225 transactions and total dollar volume of approximately $223 million. This is slight decrease when compared to the first quarter of 2016, likely due to lack of inventory in the Whistler market.

Pemberton Update: There were 9 real estate sales in Pemberton in March with total dollar volume of over $1.2 million, a 23% increase when compared to March 2016. Pemberton had a busy first quarter this year, with 33 total real estate transactions, approximately $14.8 million in the total dollar volume. Our Pemberton Sales Statistics can be found here on our blog.

The Squamish real estate market remains active. There were 72 transactions, amounting to approximately $48 Million in sales for March, a 62% increase in dollar volume of sales over February 2017, and the benchmark sales price was $699,645. The 1st quarter sales numbers are in and all trends indicate continuing growth in the Squamish Real Estate Market. There were a total of 153 sales this quarter, approximately 23% less that the first quarter of 2015, but an increase of over 29% when compared to Quarter 4 2015. This amounted to over 99 million in real estate sales for Squamish. Check out the Squamish real estate statistics here.

There were 77 real estate transactions in Whistler this February resulting in approximately $81 million in sales. This is a 32% increase in dollar volume over January. Whistler's real estate market had 57 sales in January 2017, totalling over $61 million in dollar volume, an increase of over 13% when compared to January 2016. Pemberton Real Estate had 11 sales in January 2017, representing a 57% increase in total number of transactions and a 87% increase in the total dollar volume of sales when compared to January 2016, please check out the Pemberton Sales Statistics here.

DECEMBER 2016 REAL ESTATE UPDATE

Later Sunset Means More Time to Enjoy the Alpenglow from Wedgewoods Whistler Development  –  Phase 2 is Coming!

We’ve turned the clocks ahead as we prepare for the spring building season. For the moment, there is still snow on the ground and capping the mountains, giving us these amazing alpenglow views in the evening. Wedgewoods Whistler Development – Phase 1 is almost sold out – there are just 2 more lots available! SEA TO SKY REAL ESTATE UPDATE

The Whistler real estate market has been busy for the entirety of 2016. There was a 32% increase in total dollar volume of sales in Whistler in 2016 over 2015. This increase in activity was further evident in the 976 sales (a 21% increase in the total number of transactions) for the year.

We have seen a slight increase in the percentage of buyers from the USA for Whistler (10% in 2016 from 8% in 2015). This is likely due to the strong US dollar as Americans are finding more value for their money in Canada. Also interesting to note: We have seen an increase in the percentage of buyers from the Greater Vancouver area, 50% in 2016 versus 45% in 2015. This is likely due to price pressure in Vancouver and in some cases, the high cost of the US dollar, encouraging Canadians to spend their money at home.

Pemberton experienced a significant increase in property sales in 2016, as home buyers found value in its proximity to Whistler, and in this wonderful community in general. Overall, there were 203 sales in Pemberton in 2016, representing a 61% increase in total number of transactions and a 35% increase in the total dollar volume of sales when compared to 2015,  please check out statistics here.

Kokanee Valley Race Series – The Kokanee Valley Race Series is held on Thursdays throughout the winter season. The series is open to skiers, telemarkers and snowboarders with different gender and age divisions. No racing experience is required to join in on the fun of recreational racing. There were 75 transactions in Whistler for the month of November, amounting to over $70 million in total dollar volume of sales. This is slightly less than October, but on par with November of last year. There were 16 sales in Pemberton in the month of November, amounting to just under $7 million in total dollar volume. This is a large (200%) increase when compared to last November. There were 45 transactions in Squamish for November 2016, an 8 per cent increase over October 2016 when 41 homes sold.
